Free On-Site Inspection in Omaha, NE

An inspection means someone actually looks at your duct system before telling you what it needs. We check the air handler area, pull a few registers, and look for blockages, mold signs, or damage that would change what the job actually involves. You get an honest picture of what is in there before any money changes hands.

When to Call

When You Need Free On-Site Inspection

  • You want a quote but do not know what shape the duct system is actually in
  • You just bought a home and the inspection report did not cover the duct system
  • A previous company quoted a price over the phone without seeing the house
  • You smell something coming from the vents but cannot tell where it originates
  • Your energy bills have increased and you suspect the HVAC system is working too hard
  • You had water damage near the air handler and want to know if the ducts were affected

How It Works

Our Process for Free On-Site Inspection

  1. 1

    Call or book online

You tell us the basic situation — house size, age, and what is prompting the inspection. We schedule a time that works and show up in that window.

  2. 2

    Walk the home with you

We want to know what you have noticed. Smells, rooms that do not heat or cool well, visible dust — all of it helps us look in the right places.

  3. 3

    Check the air handler area

We open the cabinet area around the air handler and look at the condition of the coil area, blower housing, and the return plenum where debris tends to collect.

  4. 4

Pull registers and look inside duct runs

We remove several register covers and use a light to check visible portions of the duct branches. We look for debris load, standing dust, and anything that should not be there.

  5. 5

    Check for mold indicators

We look for visible mold growth, water staining near the air handler, and smell inside the ducts. We do not test air samples — that is a different service.

  6. 6

    Give you a straight answer

We tell you what we found, what we recommend, and why. If cleaning is not needed, we will say that. If something needs attention, we explain what and why.

What's included

  • Visual inspection of accessible duct branches via register openings
  • Air handler cabinet and return plenum visual check
  • Assessment of whether the system shows signs of prior professional cleaning
  • Honest recommendation on whether cleaning is warranted or not
  • Written or verbal quote if cleaning is recommended, based on actual system conditions
  • Answers to your questions about what we found and what it means

What's not included

  • Air quality testing or mold sampling — those require a separate certified assessment
  • Duct camera inspection of full branch runs — available as an add-on if needed
  • Any cleaning work during the inspection — that is scheduled as a separate job

Real Situations

Common Scenarios in Omaha

A buyer in Midtown Omaha closes on a 1970s two-story and wants to know what they inherited before moving furniture in.

We do the inspection while the house is empty, which actually makes it easier to access registers and check every room. We give them a clear picture of what is in the system and what cleaning would involve before they are settled in.

A homeowner got a quote over the phone from another company and felt like the price came out of nowhere.

Phone quotes for duct cleaning are not worth much because every system is different. We come out, look at the actual number of vents, the system layout, and the debris load, then give a number that reflects what the job actually requires.

A Bellevue homeowner notices a musty smell when the AC kicks on but is not sure if it is the ducts or something else.

We check the air handler coil area first since that is a common source of musty odors in humid summers. Then we check inside the return and supply lines. We tell you where the smell is likely coming from and what it would take to address it.

Omaha Context

Why this matters in Omaha

Omaha's older housing stock means a lot of homes have duct systems that have never been professionally evaluated. Many were installed during original construction and have been running ever since with only filter changes. The inspection matters more here than in newer developments because the range of what we find varies widely — from systems in reasonable shape to systems that have not been touched in 40 years.

Straight Talk

About pricing & scope

The inspection is free and comes with no obligation to book. If we find nothing that warrants cleaning, we tell you that. If we find something that changes the scope of what a cleaning would involve — like a system that is unusually large or has signs of mold — we explain it before quoting. We do not book the inspection as a sales call.
